Buyers are sitting on their hands, and the data says that won't last

September's TRREB numbers are in, and the headline is simple: everyone's waiting. Sales dropped, listings dropped harder, and buyers are stuck in a holding pattern over things they can't control, the economy, inflation, borrowing costs.

Sales fell. Listings fell faster.

5,040 homes sold across the GTA in September, down 9% year over year. New listings dropped even more, down 14.4% to 16,500. Active listings fell 9.3% to 26,131, almost matching the drop in sales.

That's not a market collapsing. That's a market where fewer people are listing and fewer people are buying, at close to the same pace. Nobody's panicking. Everybody's waiting.

TRREB's own data points to demand that hasn't gone anywhere, just gone quiet.

Average price landed at $1,006,409, down 5.1% year over year. The MLS® HPI Composite was down 4.7%. Both numbers are soft, but the story underneath them is what matters, TRREB's own chief economist flagged substantial pent-up demand, with households fully intending to buy once they're confident their job and their rate won't move on them.

That's a different kind of weak market than one where demand actually disappeared. This is demand parked at the curb, not demand that left the lot.

Days on market crept up too, average listing days moved to 34 from 33, basically flat. Nothing here points to desperation on either side.

What this actually means for you

If you're a seller, you're competing against fewer other listings right now than you were a year ago. That's worth something, even in a slow month.

If you're a buyer, the affordability math is better than it's been in a while, prices are down, rates have held steady. The thing standing between you and a purchase right now isn't the housing market. It's confidence in everything else.

If you're an investor, a market full of buyers waiting on the sidelines for a confidence trigger is a market that can move fast once that trigger shows up. Positioning now, while everyone else is frozen, is how you get ahead of that move.

Bottom line

Nothing about September screams opportunity or screams caution. It screams patience, from buyers and sellers both. The municipal election this fall will shape housing policy for the next four years, and that's one more reason people are sitting tight before committing.
