New listings just fell off a cliff, and buyers are about to feel it

TRREB dropped the July numbers. Sales dipped slightly. New listings collapsed. That combination is about to change how much room buyers have to negotiate.


Sales barely moved. Listings didn't just slow down, they fell off a cliff.

5,995 homes sold across the GTA in July, down a tiny 0.9% from last year. That's basically flat. New listings are the real story here, down 17.8% year over year to 14,484. Active listings dropped 12.1%.

Sales holding steady while listings crater means buyers are now competing over a much smaller pool of homes than they were a year ago.


TRREB said it directly: less room to negotiate.

TRREB's own president put it plainly, with sales taking up a bigger share of listings, buyers should expect less negotiating power going forward. If this keeps up, prices stop falling and start leveling off.

Average price in July was $1,003,956, down 4.5% year over year. The MLS® HPI Composite was down 4.6%. Both are still negative, but the story isn't the number, it's the direction. Homes are taking a bit longer to sell too, average days on market moved to 32, up from 30 last year, and days before selling moved to 45, up from 40.


What this actually means for you

If you're a seller, this is the quietest kind of good news. Less competition on the market means your listing gets more attention, not less.

If you're a buyer, the "wait and see" strategy is getting riskier by the month. Fewer homes are coming up, and TRREB is telling you directly that negotiating room is shrinking. The buyers who move now get more leverage than the ones who wait until spring.

If you're an investor, tightening supply with stable demand is exactly the environment where rental pressure and price appreciation both build. Worth positioning for now, not after it's obvious.


Bottom line

Prices are still technically down. But new listings dropping almost 18% in one month is not a small shift, it's a supply squeeze. The market isn't waiting for permission to tighten, it's already doing it.
