Dear Friend,


August brought a solid month of sales, with 5,211 homes sold through the MLS system—up 2.3% compared to August 2024. New listings also increased, giving buyers more choices and opportunities to negotiate. The average home price year-to-date is $1,080,118, down from $1,120,266 at the start of the year, a decrease of 3.6%. Remember, these are averages, so fluctuations can occur depending on whether more high-end homes or condominiums sell in a given month.


Sellers who priced their homes competitively sold at 97% of the asking price in August, though it took an average of 33 days once the listing was within 5% of market value. Homes listed 10% above market value generally did not sell until prices were adjusted closer to market.


With interest rates gradually dropping and buyers adjusting to the impact of tariffs, we expect more activity in the marketplace, which may lead to a decrease in available inventory.

The market is undoubtedly more challenging than in previous years, but opportunities exist for both buyers and sellers.
