The Vaughan and GTA Market Just Quietly Flipped: What May 2026's Numbers Really Mean

The May TRREB numbers are out, and the headline most people will skim is the wrong one to focus on. Yes, the average GTA price is down 4.6% from last May, sitting at $1,069,700. That number is the rear-view mirror. Here is what is actually happening under the hood.



Sales were up 6.3% year over year. New listings dropped almost 19%. Active inventory fell 13%. In plain terms, more buyers are transacting while the supply they were choosing from is shrinking. On a seasonally adjusted basis, sales jumped 10% over April while new listings slipped. That is a market tightening, not loosening.


What it means for Vaughan

The benchmark Vaughan home now sits around $1,137,800, down 8.47% from a year ago. That discount is real and it is on the table right now. But it exists because inventory was high and buyers had the leverage. As that inventory gets absorbed, the leverage starts shifting back to sellers. The window to negotiate hard in Woodbridge, Maple, Kleinburg, or Vellore Village is open today. It does not stay open forever.


What it means for Toronto and the broader GTA

Same story, different price point. The City of Toronto benchmark is around $938,000, down 5.4%. TRREB's own read is that prices flatten next and start climbing into 2027 if sales keep outpacing listings. Borrowing costs have come down from their peak, which is quietly pulling buyers off the sidelines across Richmond Hill, Markham, and Thornhill too.
